Mahesh Babu Faces Legal Heat Over Alleged Real Estate Fraud

Tollywood superstar Mahesh Babu has landed in legal trouble once again, with the Ranga Reddy District Consumer Forum issuing a fresh notice in connection with an alleged real estate fraud. The issue revolves around Sai Surya Developers, a real estate firm for which Mahesh Babu served as brand ambassador.

According to reports, Sai Surya Developers is accused of duping several buyers—ranging from middle-class families to professionals—by promoting unauthorized ventures using the actor’s image in marketing brochures. The complainants allege that they purchased plots worth Rs 34.80 lakh each in Balapur village, believing the development was legitimate based on promotional materials endorsed by Mahesh Babu. However, they later discovered that the plotted layout did not exist and lacked necessary regulatory approvals.

The brochures, featuring Mahesh Babu prominently, allegedly portrayed the project as fully authorized and replete with modern amenities. After realizing they were misled, the buyers claim they only received partial refunds—around Rs 15 lakh per person—paid in multiple installments despite repeated demands for full reimbursement.

Subsequently, the victims filed a case in the Ranga Reddy Consumer Forum against three parties: Sai Surya Developers (first respondent), its owner Kancherla Satish Chandragupta (second), and Mahesh Babu (third). The forum has directed all three to appear in person or via legal representation on the coming Monday. The proceedings aim to determine the extent of each party’s accountability after a detailed inquiry.

Adding to the controversy, recent Enforcement Directorate (ED) raids revealed that Mahesh Babu was paid Rs 5.90 crore for his endorsement deal with Sai Surya Developers, including Rs 2.50 crore in cash. The actor, who was summoned by the ED for questioning, has reportedly requested more time to appear, citing ongoing shooting commitments. As the case unfolds, all eyes are on the forum’s decision and whether the involvement of a celebrity endorser could redefine accountability in real estate marketing practices.
